All logistic facilities must keep the flow of tractor-trailers moving in and out efficiently, and this would be especially crucial here with scientific and medical supply companies as tenants. Add to that the spread-out aspect and microclimates of various buildings, each with its own parking lots, walkways, and other hardscapes.

The initial challenge was creating a premier outdoor environment matching the modern inside facilities to attract high-tier tenants. Just as vital was attracting quality employees for tenants by setting their outdoor spaces apart from industrial norms of drab, uninspired warehouse-type properties. Some employers are aware of the improved employee well-being of visually appealing workplaces but are unaware of the proven productivity increases (University of Technology Sydney found that introducing plants into a workplace can increase productivity by 15% and employee well-being by 40%).
